This is a development with 15 levels of offices, top floor conference rooms, and underground parking.
The difficulty of the project consisted in the constraints of the sites, including the immediate proximity to the subway safety tunnel, as well as the structural solution which required rigid reinforcement in concrete columns and steel bracing that had to be integrated usefully in the office floor plate. The cantilevered floor from the top was a structural challenge as well, given the seismic loads. The floor is suspended by metal tires and offers a wide view over the city. Coordination of so many atypical structural solutions was the main challenge of the project.
Together with the consulting team of the developer, S+B Plan und Bau, a modular façade was designed in order to offer maximum flexibility to the interior partition layout such that each floor can be rented in different configurations for each floor.
