The 14000-sqm site is located on the Bega River, where a former tannery factory is currently partially dismantled. The proximity to the river was a main factor for the design. The PUZ urban study proposed and approved that the whole strip along the river be transformed into a pedestrian area. Following our proposal, Timisoara’s mayor initiated an urban project for a full-length pedestrian area along both riverbanks.
Providing this new development perspective, the design relied on the river flats orientation. In order to maximize their numbers, two U-shaped internal courts facing the river were created. All the apartments facing the courts have front or side views to the river.
The design puts great emphasis on creating a sense of safety and privacy. Access to the levels of apartments is done through these fully pedestrian, semi-public courtyards that are considered in detail.
Ground floor apartments have a direct entrance form the outside through small, private gardens, while the upper-level apartments have individual entrances to individual, private roof decks and gardens.
In the area with obstructed views towards the river, there is a 6-floor, low rise office block. The whole complex has a general parking area on two floors, as well as commercial spaces on the ground floor, towards the street.
